Oh Yeah, when that Mt Sinai Pillage Centre comes in that area is going to be really great to get into and cross ! Oh yeah ! First, "Maintain existing zoning along the north side of 25A from Mt Sinai-Coram Road to Crystal Brook Hollow Road. http://www.brookhaven.org/portals/0/documents/PELM/Final%20Visioning%20web.p df (page 19) Keeping this in mind, What do they have to solve this ? Oh, you're going to Love It... First, there was support for the consideration and study of a modern roundabout at the intersection of Routes 347 and 25A. Participants noted several issues, including a new gas station currently in the site plan stage at the intersection, the existing ambulance station on Crystal Brook Hollow Road, and traffic at the nearby Hallock Avenue/ Route 25A intersection. http://www.brookhaven.org/portals/0/documents/PELM/Final%20Visioning%20web.pdf (page 49) Send your complaints to Jane Bonner...This Is Her Baby, All The Way...these excerpts are from her Route 25A Corridor Study ! http://www.brookhaven.org/Departments/PlanningEnvironment/Planning/25ACorridorStudy.aspx

By the by, it's not just a gas station..you know two rows of gas This one is a Big One...it's a "mini-mart", four "gas islands", a 2,500 square foot canopy... http://www.facebook.com/photo.php?fbid=325454554140473&set=a.325454087473853.81175.174686749217255&type=3&theater The "mini-mart" is going to be called "BOLLA FOOD MART". http://www.facebook.com/photo.php?fbid=325454604140468&set=a.325454087473853.81175.174686749217255&type=3&theater

PS isn't it nice that your Local Pols and the Fake "civic associations" in Brookhaven, let you know what's going on ?
BillLongisland January 21, 2012 at 03:00 PM
Tom, did your property taxes go down last year ? Mine went up...that's what "gravity" is in Brookhaven..."what goes up, must go up again!" !
Tom January 23, 2012 at 02:22 PM
Whatever relief the stations tax brings in we could use. Or would you rather get bigger tax increases. It's got to stablize the taxes somewhat. Instead of $500 a year maybe it will only be $300. Get the schools to take less and we could be sitting pretty. Their the ones killing us.

Did you or did you not pay higher property taxes, last year or the previous year in Brookhaven ? All you are stating is speculation...what about all of the projects in District 2, that benefited Jane Bonner and Friends in "campaign contributions" before her re-election ? Can you show me in any concrete way, how "pave topping" District 2 in 2010 or 2011, lowered your property taxes ? There was no discernible effect in 2011 or 2010, if I had pay higher property taxes, and I'm sure I was not the only one in Brookhaven.

The north side of Nesconset Highway, all the way up where Turning Point Commons is slated to break ground, was "shut down" by Suffolk County Police this morning around 930am, because of a traffic accident, that "took out" a telephone/ electrical pole. Traffic was "backed up" on the north side of Nesconset, all the way to the light in front of Mt. Sinai High School. When this Turning Point Commons/Soundview Realty Project comes in, this is just a daily "preview" Folks, of what to expect when it opens. This Hess Station will be producing extra car traffic, not only going into and out of itself, but the King Cullen Shopping Center, there behind the gas station. Be prepared to use North Country and Echo, as others are doing Right Now, for a smooth trip around this Mess To Be !

Bill, 1)Ray Negron lost because he was a mediocre candidate. Get over it already and stop blaming Jane for her landslide victory. You are the lone gunman on the grassy knoll my paranoid friend. 2)Sound Beach pays a pittance in taxes in relation to Mt Sinai, Miller Place and Western Rocky Point so please shut the hell up, you can cry like a girl when pay your fair share. 3)Leaving really is an option. Go Tarheels!

Show us with actual "numbers" just how much this specific project, people are going to save in property taxes this coming year, in Brookhaven ?
BillLongisland February 18, 2012 at 04:32 AM
We are still waiting for you to "crunch" the numbers for us, how this project is going to save us on our property taxes ?

We are not supposed to notice it... The Corporation had 1,357 HESS® gasoline stations at December 31, 2009, including stations owned by its WilcoHess joint venture (Hess 44%). Approximately 92% of the gasoline stations are operated by the Corporation or WilcoHess. Of the operated stations, 94% have convenience stores on the sites. Most of the Corporation’s gasoline stations are in New York, New Jersey, Pennsylvania, Florida, Massachusetts, North Carolina and South Carolina. http://seekingalpha.com/symbol/hes/description

Interestingly Hess seems to have "pulled out" of the arrangement with Bolla Management for this gas station location, and Bolla made an agreement with Mobil Gas...Bolla does most of it's station/mini mart partnerships with Mobil, so.... http://bollaoil.com/locations.php?s=27&p=5&sort=zp This is Bolla Managements...ahem...philosophy... We're the regions premier operator of Gas Stations & Convenience Stores. Bolla operated locations are unlike anything you've experienced before. Upscale Decor... Well Stocked with the Best Premium Branded Products... Immaculately Clean and Meticulously Maintained... Friendly and Knowledgeable Employees. We add value to every product we sell and every service we offer. We invite you to see for yourself and enjoy the Bolla experiences. http://bollaoil.com/index.html This change of gas vendors may have something to do with the Hess Express/mini mart thingy going in Commack.

I passed this site today and it has a Coming Soon Mobil sign on it. I wonder if this is actually going to become a Mobil. Maybe Hess backed out of the deal? If this is true, it makes sense, as there are already way too many Hess stations here.
